What is a No Deposit Mortgage?
A No Deposit Mortgage is simply a Mortgage product Lenders offer to applicants that do not have any Savings or other monies to put down.
They were common place in the market before the 2008 crash and Lenders who offered these products took a lot of flack in the fallout after the crash.
In hindsight it was labelled irresponsible lending, and it was in part.
But it wasn’t just the No Deposit element that was irresponsible, it was the applicants that were being offered these products in the first place.
For example pre 2008, no care was taken to assess an applicants income and Mortgages were taken on an interest only basis with no serious plan of repayment.
Fast forward to today and Lenders take care in who they lend to, and have an obligation and legal requirement to lend responsibly.
That has slowly led to the return of 5% Deposit Mortgages, followed by No Deposit Mortgages.
Are No Deposit Mortgages Available in 2025?
Yes.
Typically the Schemes are only available to First Time Buyers or those which haven’t owned a property in the last 3 years.
Availability is dependant on your meeting certain criteria, but there are options available to those with No Deposit.

The Best 5 No Deposit Mortgages
1. Track Record Mortgage
Available with Skipton Building Society, this Mortgage is a true No Deposit/100% Loan To Value Mortgage available to those who have rented for at least 12 months within the last 18 months.
You can put down an optional deposit if you wish, but it’s not at all needed.
Skipton are also great at considering other incomes such as Benefit, Maintenance and Universal Credit.
2. Family Assist/Guarantor type Mortgages
A few Lenders offer different variations of this type of Mortgage product.
One of the most popular is known as the Family Springboard Mortgage with Barclays.
This allows a borrowers family member to place their savings – 10% of the purchase price – into a Barclays Savings Account which is then fixed for 5 years.
This allows the borrower to purchase the property with No Deposit of their own.
After the 5 years, providing the borrower has kept up with repayments, the family member receives their monies back with interest.
3. £5k Deposit Mortgage – 1% Deposit
This is a Mortgage product offered by Accord Mortgages where borrowers need a deposit of as little as £5,000, up to 99% Loan to Value.
Now we know this isn’t technically a No Deposit Mortgage, but this is a great and realistic option for most of the borrowers we speak to.
If buying as a couple, just one applicant needs to be a First Time Buyer, all applicants will need to have a squeaky clean credit history and be buying a Non-New Build Home or Flat.
4. 5% Builders Deposit for New Builds
If you’re looking to buy a New Build property, there could be a No Deposit option for you too.
Many New Build Developers will offer you cash and other financial incentives to buy their Homes.
In some cases New Build Developers will offer you a 5% Deposit as an incentive, which some Lenders will allow as your sole Deposit.
This will be something you will have to negotiate with each developer and some will offer this and some won’t.
Developments which have had plots on the market for quite a while, could be particular open to the idea.
5. Concessionary Purchases
A Concessionary Purchase is where you purchase a property at a discount or below the market value.
The difference between the purchase price and the market value of the property then acts as your deposit, leaving you able to take out a Mortgage for the full purchase price of the property.
The discount will typically need to be a minimum of 5% of the value of the property.
This is a common scenario for borrowers buying a property from a family member or their Landlord.
This is not a specific scheme and quite a few Lenders offer Concessionary Purchase Mortgages on their standard Mortgage products.
Advantages of a No Deposit Mortgage
1. Access to Homeownership
The most obvious advantage to a No Deposit Mortgage is it enables borrowers to buy a home that otherwise wouldn’t have been able to.
If borrowers have No Deposit Mortgages available to them, it allows them to get on the property ladder quicker than the otherwise would be able to, due to them not having to save for a deposit.
Particularly in the case of the Tracker Record Mortgage offered by Skipton, it allows renters who are unable to Rent and Save an opportunity they’ve never had, to get onto the property ladder without the need of large savings balances.
In addition it also helps existing renters as it frees up rental properties during a time when demand for rental properties is out weighing supply.
Downsides to a No Deposit Mortgage
1. Interest Rates
Higher interest rates are typically charged by Lenders as No Deposit Mortgages are deemed higher risk.
Fewer Lenders offer No Deposit Mortgages, and those that do have quite strict criteria as there is still little appetite to Lend in this specialist area.
3. Negative Equity Risk
If property prices fall, you could easily end up owing more than your property is worth.
Alternatives to No Deposit Mortgages
1. Low Deposit Mortgages
There are many more options available to those who are able to save up a 5% deposit or more.
Gifted deposits are common place in the current market, as Relatives and even friends offer to help out First Time Buyers with deposits.
3. Shared Ownership
If you have a limited deposit and limited income, Shared Ownership could be an option for you.
4. New Build Schemes
If you are buying a New Build there could be a Scheme that could help you get on the property ladder. Worth speaking to a local developer to see, if a New Build is your preferred buy.
Should I put down a Deposit if I have one?
Typically, yes.
Any deposit you put down will reduce the overall interest you pay over the entire term of the Mortgage.
You could also become eligible for lower rates of interest and generally cheaper Mortgage products.
The greater the deposit you have, the more Mortgage options you will have available to you.
How much will I be able to borrow?
The amount you can borrow depends on your income, credit history, and your outgoings.
Most Lenders that offer No Deposit Mortgages will cap your overall borrowing 4.5 times your annual salary or salaries in the case of joint applicants.
For example, if you earn £40,000, you could borrow up to £180,000.
This does however vary from Lender to Lender, and there are some Lenders that offer First Time Buyer Schemes that could lend you a much higher figure.
Can I get a No Deposit Mortgage if Self Employed?
Yes, absolutely.
Typically you will need at least 2 years trading history, and the documents that will be required will depend on whether you own a Limited Company, are in a Partnership or are a Sole Trader.
Profit will likely need to be stable or increasing year over year and/or your Bank Statements will need to support the Businesses previous earnings history as displayed in your Accounts.
Can I get a No Deposit Mortgage with Bad Credit?
Typically not, no.
A missed payment or two from years ago might not cause any issues.
But if we’re talking multiple missed payments across multiple accounts, CCJ’s, Defaults or other more serious Adverse incidents, then it’s highly unlikely you will be eligible for a No Deposit Mortgage.
How to get a Mortgage with No Deposit
1. Speak to a Mortgage Advisor
They will take details about you, your income and outgoings to establish affordability and eligibility.

2. Get a Mortgage in Principle
Once your Mortgage Advisor has confirmed eligibility and your maximum Mortgage Capacity, they can obtain you something called a Mortgage in Principle.
This is simply a Certificate which shows Estate Agents that you are able to afford a Mortgage, and therefore gives you authority to offer on a property.
3. Offer Accepted – Mortgage Application Submission
Once you’ve had an offer accepted on a property, it will be time for your Mortgage Advisor to submit your Full Mortgage Application to the Lender.
At this stage the Lender will assess you, your income, outgoings and the property you are looking to buy.
4. Formal Mortgage Offer
Once the Lender has assessed and approved everything, they will issue you with something called a Mortgage Offer.
This is the formal acceptance from the Lender and sets out the terms of the Mortgage contract you will have with them.
5. Conveyancing process
At this stage your Mortgage Advisor will have your Mortgage Offer over to your Conveyancer/Solicitor who will complete the legal side of the purchase and all the relevant paperwork.
6. Exchange of Contracts and Completion
You’re now ready to exchange contracts with the seller of your new property, and complete the purchase.
This is the best staged of the process as all of your hardwork is complete and you’re now ready to collect the keys to your new home.
Additional tips to securing a Mortgage with No Deposit
1. Make sure your Credit Report is the best it can be
Clear and close any small or dormant credit facilities you may have.
Don’t take out any new credit in the months prior and after applying for a Mortgage.
Ensure you’re registered on the electoral roll.
2. Try to save as much as you can
Try to save by being disciplined with your spending.
This will show the Lender you earn more than you pay out each month and will make your Bank Statements look as healthy as possible in the run up to applying for your Mortgage.
3. Have your paperwork ready and in order
Lenders, Solicitor and Mortgage Advisors between them will typically need latest 3 Months Payslips and latest P60 or Two Years Accounts (if Self Employed), latest 3-6 months Bank Statements, Proof of ID and proof of any savings.
